Mi Vida Homes Announces Management-Led Buyout from Actis
Mi Vida Homes Limited has signed a share purchase agreement for a management-led buyout of the business from Actis, the global sustainable infrastructure investor. The transaction, whose valuation remains undisclosed, is subject to regulatory approval.
This marks a major milestone for Mi Vida, which was established in 2018 to provide green, affordable, and mid-market housing in Kenya. The move demonstrates how institutional residential developers can be successfully incubated, scaled, and developed to investment-grade quality—positioning them for participation in local capital markets.
Samuel Kariuki, CEO of Mi Vida Homes, said the transaction represents a defining moment for the company and the broader African housing market.
“This is the first such transaction involving a residential development platform in our market. It reinforces the viability of institutional home builders in Africa, showing they can be nurtured to scale while maintaining high ESG and financial standards,” he said.
“From inception, our goal has been to deliver high-quality, sustainable housing tailored to the local market. Today, with a strong balance sheet, a diversified capital base, and a healthy pipeline, we are well positioned to scale further as we lead the company into its next phase. We are grateful for Actis’ invaluable role in helping build a solid, sustainability-driven platform anchored on strong governance.”
Louis Deppe, Partner at Actis, noted that the buyout underlines the growing opportunity for long-term capital formation in African real estate.
“This transaction validates a model where global investors incubate and institutionalize platforms before transitioning them to local ownership,” he said.
“Actis’ Africa Real Estate business has been at the forefront of this evolution—moving from investor-developers to platform builders across the continent. The outcome at Mi Vida highlights the scalability and investability of Africa’s residential sector, supported by strong demand fundamentals and growing depth in local capital markets.”
Ravi Rughani, Principal at Actis, added that the journey with Mi Vida since 2018 demonstrates the successful institutionalization of Africa’s residential real estate sector.
“Over six years, Mi Vida has evolved into an investment-grade platform with strong governance, a robust balance sheet, and a diversified funding base. It has delivered both community impact and solid USD returns to investors,” he said.
“The transition to management-led ownership underscores the team’s strength and reflects Actis’ philosophy of building sustainable, scalable businesses that create long-term value while addressing local needs.”
